Prestige upcoming commercial properties in Mumbai 2025 feature just three projects—Prestige 101 BKC, Prestige Liberty Towers, and the Prestige–Valour campus in Andheri West—yet they will add about 6.2 million sq ft of Grade-A offices to the city. All three sites are already 40 to 70 per cent built. Each one sits within 1 kilometre of a Metro stop and about 20 minutes from the airport. The first tower will open in the fourth quarter of 2025, and the last will top out in 2028, giving companies up to 36 months to lock leases at roughly 5 per cent less than post-completion rates, while enjoying designs that trim energy use by 29 per cent and fresh-water demand by 50 per cent.
Prestige 101 BKC, a flagship twin-tower corporate address, is being developed by Prestige Group on G Block in BKC, fewer than 10 minutes from both Bandra and Kurla stations and roughly 20 minutes from the airport. Two independent 25-storey towers bring about 2.5 million sq ft of offices. Tower X offers 137,000 sq ft floor plates, while Tower Y provides 87,000 sq ft plates and is set to include a 200-key Marriott EDITION hotel. Both towers target LEED Platinum certification, aiming to cut energy use by 29 per cent and potable water by 50 per cent. Clear floor heights reach 3.6 metres, and WELL-standard layouts add daylight and indoor greenery. The final handover is planned for 2028.
Prestige Liberty Towers, a skyline-shaping business landmark, is rising under the aegis of Prestige Group on Dr E Moses Road, directly opposite the racecourse in Mahalaxmi. Two sleek spires, 290 metres and 200 metres tall, rise above a five-storey retail podium. The project is about 70 per cent finished and will open about 2.26 million sq ft of offices plus 390,000 sq ft of retail by late 2025. Office floors span 1,300 to 1,700 square metres without columns. High-grade filters and reflective glass keep air fresh and interiors cool, while rooftop gardens frame racecourse views.
Prestige–Valour Office Campus, a next-generation work hub, is a joint venture between Prestige Group and Valour Group on a ₹ 4,500-crore site along New Link Road in Andheri West. Spreading across 5.4 acres, the scheme will deliver about 1.5 million sq ft in several mid-rise blocks and targets handover in the financial year 2027. All civic clearances are secured, and ₹ 504 crore has already been invested in land and paperwork. Metro Line 2A’s D Nagar station sits 400 metres away, trimming the ride to South Mumbai to about 35 minutes. The campus seeks IGBC Gold certification and expects to pre-lease 50 per cent of the space before the roof is on.
