Prestige Estates Andheri office complex – On May 28, 2025, Prestige Estates Projects Ltd and Valor Estate Ltd formed a 50:50 joint venture by investing ₹504 Cr into a new SPV. They will build 1.5 million sq ft of Grade-A office space on a 21,978 m² (5.43-acre) site in Andheri West, Mumbai. The project has a Gross Development Value of ₹4,500 Cr, with core-shell completion planned by mid-2028, RERA registration and permits underway, and pre-leasing launching 18–24 months before handover.
The new campus maximizes allowed FSI/FAR to deliver ample office space. The final design will decide how many towers and floors there are, but the plans focus on large, flexible floor plates for tenant fit-outs. Parking will be across several basement and stilt levels, meeting the required car-to-floor-area ratios in Mumbai.
The SPV will be equally owned by Prestige Estates and Valor Estate. Prestige Estates has already injected ₹504 Cr in equity. Future funding will come in stages and include debt—details will be finalized once permits are secured in late 2025.
Prestige Estates aims for LEED Platinum or IGBC Gold certification. Eco-friendly features will include HVAC systems with energy recovery, LED lighting, rooftop solar panels, and rainwater harvesting. The building will also have advanced security, a smart Building Management System, and fire safety systems.
The campus will come with on-site cafés and a food court. For wellness, there will be a gym, yoga studio, and green terraces. Meeting rooms, conference halls, business lounges, and co-working pods will be available. EV charging stations in the parking areas are also planned.
The project is under 1 km from the Western Express Highway Metro. It fronts the Western Express Highway and JVLR. The airport is a short 10–15 minute drive away. Nearby are Mindspace and Nesco IT parks, luxury hotels, hospitals, and reputed schools.
This will be Prestige Estates’ first Grade A office in Andheri West, adding 1.5 million sq ft of quality space to Mumbai’s largest suburb. Rents are expected to be ₹120–₹200 per sq ft per month, with 5–7% annual rent hikes. The project is expected to create more than 5,000 jobs and support new retail, hotels, and infrastructure nearby.
