Headroom measures 3.5 m, and parking follows a 1-bay-per-1,000 sq ft ratio. Two hotels—a 590-key Marriott Marquis and a 189-key St. Regis—flank the office tower, alongside 40,000 sq ft and 27,000 sq ft banquet halls.

The campus fronts Aerocity's inner ring road. In light traffic, the airport is under 30 minutes away. Raidurg Metro station lies 5.2 km from the gate, and DTC buses stop outside. Global tech campuses for Microsoft, Amazon and Google cluster 3 km east, while Continental Hospital sits 3 km south, and Inorbit Mall is 4 km to the north.

Double-glazed façades and variable-air-volume air-conditioning cut energy use by 25 per cent. A three-stage STP recycles 75,000 litres daily, and rain-harvest tanks hold 100,000 litres. Common facilities include a 2,500-seat convention centre, high-speed lifts at 3 mps, 100 per cent DG backup and 1,500 covered parking bays.

The project won its OC in December 2023, and fit-outs began in January 2024. Standard leases carry a 36-month lock-in, 4 per cent annual escalation and a 3-month rent-free fit-out period. Base rents start at ₹85 per sq ft a month; fully furnished suites by Awfis reach ₹120 per sq ft.
